Marbella Old Town is small — really small, by international old-town standards — but the property stock is character-laden and the buyer profile is distinctly different from the rest of the municipality. The constraint that defines this market is supply: there isn’t much of it, and when something comes up it tends to be discovered quickly. Restored character apartments, patio townhouses inside the old walls, and the occasional penthouse overlooking the orange-tree squares are the realistic stock. Most buyers come in chasing atmosphere and walkability rather than amenity counts.
Supply-constrained micro-market — well-presented restored apartments rarely sit. Buyer pool is smaller than the coast but consistently deep, and competition for the best units is real.
